it shouldn't be leaking though the gutter, it plastic, it looks like there a joint to the right of that bracket, could be leaking though that and coming across,
also I can see daylight at the back of the gutter, im guessing its a tile roof and the felt has rotten back be hide the fascia board so water will be leaking on top ov your soffit board also
prob the gutter joint lozzy about 3 quid

Ahh...I watched a utube vid on replacing the joints which looks easy but didn't realise it might be that as the damp bit is away from it.
It was originally only dripping a little slowly but I went up to clean the gutter out of moss etc before i was going to wash it down but after I'd done that the drip became heavier/faster so guess the moss was actually helping block it!
Yep the felt is peeling away I think.
I wouldn't bother tbh but the drip is above a back door and if it's raining when buyers come round it'll drip on their heads lol ;)
Righty looks like I'll have to get back up there and look at the joint
I'll try and get a closer pic up the ladder

water can travel sideways to the lowest point, then drip, depends if gutters got slight twist on it,
is it the end of the roof? then its a white square stop end u need,
or its above the gutter, my be a broken tile
    take a couple of pics

It's at the end. In original pic there's like some rubbery sealant flapping bottom right of pic. How will I know if it's the end bit that's knackered?
Snowing now so no ladder for me at moment. Not good with heights so might be struggling to get high above the gutter itself to have a better look
Might be better off putting the moss back in lol...

Good idea, but a 50/50 mix of Spam and moss will be much more effective.:)

that silicon around the side is just sealing your boxend, it's doing nothing
might be the stop end it looks dirtier then other parts, might just need cleaning the seal under tap, then refit, or if seals gone get a new one,
check above too, make sure there no broken tile and the tile over hangs into the gutter so water drips into it and not behind,

that light needs sorting with eave trays and my be some new felt depending how far up the felt has rotten, waters entering the soffit and front of the facia, that's why the soffit is dirty like that

    Brilliant thanks for that...much appreciated.
I'll check the seal & tiles. Only need to stop the drip...I'll leave it to whoever buys it to sort the rest out ;) :D

If it's not blocked with debris it could be the rubber seal between the joints, it the guttering has come unclipped it could be water dripping through the seal/gap.
I'm sure you must know a helpful builder who can have a quick look and not charge you a fortune to repair.

It's not blocked I cleaned it out a few weeks ago. Im going to try what roboticus has suggested.
I'm thinking it might be easier to just have viewers round when it's not raining ;):D
