Sounds like you know what your talking about Mike, I didn’t realise you are a builder. According to the web site it has roof trusses every 600mm but no mention of block or steel. Living in the Fens everything seems to move and none of the buildings are up straight. Our cottage has one section that was an original Toll cottage with other sections added later. It is moving all the time with cracks appearing all over the place, The front is also very close to the lane. Hence the idea of a new build further back in the field and just knock this one down. Local planning is open to the idea but won’t allow a two storey but a dorma would be possible. Cost has a huge bearing. New build and no VAT or Sort out the subsidence, extend and add a new roof to make it into a dorma, using the part closest to the road as a garage. We have splinters from scratching our heads on which way to go. But have to do something reasonably quickly as the cottage is getting worse and worse. We spoke to Potton about a timer framed building and they quoted about 170k for a fully managed grass field to move in project based on my draft ideas excluding the garage and about an other 20k for the garage. We have about a hundred grand to spend without having to take out a mortgage, which is my preferred option giving me the nice option of telling my director to shove his job up his arse if and when I need to. If we go for it and take a mortgage that won’t be an option anymore. Any bright ideas would be appreciated.

Sounds like a new build to me .Although Subsidence can be sorted out with various methods either (Underpinning ) which is the old tried and tested method this is were you would excavate under the existing foundations in blocks of hit and miss so dig out a section fill it with concrete and leave say leave up to 50mm from top of new concrete to the underside of the house wall (footing) this would then be dry packed with concrete or epoxy type mortar (Eng choice) this hit and miss is carried on until all the house is supported the engineer and local building control would issue a certificate to say the foundation is now fit for purpose and others should be able to get a mortgage in later years to come.This is the basic option and more expensive ways of dealing with it would be mini piling and ring beam foundations (Expensive) The reason i mention new build is because the building is so old most of the movement should have been settled in the first few years of its life so one would assume that there are no foundations, the building may be sat on the existing poor ground ,the foundations have failed (poor construction) Mining typical of areas like Stoke and Wigan ect .There may even be a water main leak and this flow is washing out the earth under the foundations .This gets back to my first advice ring around and obtain a quote from a Structual engineer to discuss your situation and also speak to the local building control inspector and his engineer as they will have very local knowlage of the area and ground conditions (Lastly and very last would be a builder once you know what you are up against ) mainly because the qoute would not take into consideration of anything below 1 meter down. Well back again . I just could not say in as nights like these are what we have dreamed about all winter 'remember' so i got out at 7.20 went on my usual run and guess what no cars no tractors and coming home had an epic battle troy bayliss fashion so lapped that up sorry if it was you that got dusted !So had my fill and now i can relax without walking up and down peeping through the windows every ten minutes.
